Frequently Asked Questions
1. I’m a first-time real-estate buyer. What happens when I call?
We will talk to you about what type of property (residential, commercial or acreage) that you are interested in, price range, location, and any specific features that you desire. We will determine a listing of properties available that meet your specifications and show them to you, disclosing in full all aspects, both positive and negative, of each property. We will assist you in each step of the purchasing process, explaining clearly what you should expect, and answering any questions that you may have. We can assist in connecting you to loan officers, mortgage companies and local banks, and will help with pre-approval for financing. We understand that the purchase of a home or commercial property is one of the most important commitments you will ever make, and our goal is to ensure that the purchasing process proceeds smoothly and fairly.
2. I wish to sell my property. Why would I choose to list with Chase Cofield Realty?
We are a small real estate agency offering individualized attention to each of our clients. We are committed to helping you receive the highest price for your property, and to assist in every aspect of negotiation and sales.
3. Why would I use a real estate agent as opposed to dealing directly with the seller or buyer?
For the simple matter of protection. The laws governing real estate agents are far more stringent; agents are legally bound to fully disclose any information that might affect your property’s quality, longevity or value.
When selling a property, a real estate agent can offer the ability to list a property, vastly increasing the number of potential buyers, so that the seller can be assured of receiving the absolute highest price for the property.
4. How can I be certain that my property will increase in value?
While no one can promise that a property will increase in value with time, Evans County property values have been on a steady increase for the past 5 to 7 years. While we are not appraisers, we will help you address factors that are indicative of a smart property buy.
5.What is the difference between a client and a customer?
As the client of a real estate agent, the agent’s fiduciary responsibility involves complete disclosure to the buyer. The client may discuss information confidentially with the realtor, without fear of affecting their negotiations. The agent will fully reveal all aspects of every property, and will suggest alternative properties that may better suit a client’s needs.
As the customer of a real estate agent, only material facts about a property need be disclosed; the agent is not legally bound to reveal any negative aspects of a potential purchase.
